Condo Inspection

What to Expect From Your Condo Inspection

If you plan to invest in a Miami-area condo, you know what a big and rewarding decision that is. Living in a condo community means having your own home without all the outdoor maintenance and upkeep required by a typical home. Before closing escrow, you’ll need to complete one of the most crucial steps toward condo ownership: your inspection. Evolve Property Inspections can help with your condo inspection, and we’ll go over what you can expect when the inspector arrives.

What Will the Inspector Evaluate in the Condo?

A condo inspection is similar to a single-family home inspection and other types of inspections. The inspector will evaluate the same components, such as the HVAC system, personal plumbing system, interior electrical system, functional appliances, balconies, floors, walls and ceilings, and windows and doors. As with our home inspections, you will receive a comprehensive report within 24 hours of your condo inspection.

How Does it Differ From a Home Inspection?

The main difference between a condo inspection and a typical home inspection is that condo owners aren't responsible for much of the unit's exterior or the common areas, such as swimming pools. You need to check with your HOA to determine exactly what is within the legal boundary of your unit, though. We will assess everything within your condo unit that falls within your responsibility.
