5 of the Most Common Issues Uncovered in Home Inspections

A home inspection will give you a detailed look at the property condition you wish to purchase and can aid in your negotiations. While a house doesn’t pass or fail an inspection, there are certainly flaws you don’t want to see on the final inspection report. Sometimes, they are indicative of larger issues that need to be addressed. 1. Faulty Plumbing

No one wants to immediately deal with plumbing issues upon moving into a new home, but the seller is often willing to resolve this. After all, plumbing issues can not only become urgent if they are deferred, but they can lead to a larger problem.

2. Mold and Mildew

If the home has a problem with mold or mildew that needs to be remediated, you may choose to walk away from the deal. Otherwise, you can use it as leverage in your negotiations with the seller to resolve it before you take possession of the home. We offer mold inspections if the home needs a closer look.

3. Insufficient HVAC Systems

If the HVAC system isn't properly doing its job, that could be a deal breaker for you. Unfortunately, this is something that our inspectors often uncover. You could negotiate for the price of the home to be lowered enough to accommodate repair or replacement costs.

4. Damaged Roof

Another common issue uncovered in home inspections is a roof that needs to be repaired or replaced. If the roof is nearing the end of its life expectancy, the insurance company will likely request a roof certification before they insure your home. Keep this in mind as you make your final decision.

5. Foundation Damage

Damage to the foundation or other structural issues is costly and difficult to resolve. Because of that, no buyer wants to see foundation problems on the inspection report. At the same time, it's best to know exactly what you are getting into.
