Number of defects

Often times it’s not the presence of defects on a home that scares off buyers. Most buyers understand that no home is perfect. What scares off a buyer is the sheer number of issues that need to be fixed. When a buyer gets their own home inspection and the report comes back with a lo-o-o-ng list of items they need to fix, it becomes overwhelming. As the seller, your job is to take as many items off of that list as possible before ever putting your home on the market. Remember, in a real estate transaction, whoever gets the home inspection first has the power. Make sure that person is you.

Money

When a buyer orders a home inspection first (because you listed your home without scheduling one), you are at the mercy of their report — and especially their estimates. Once a buyer has an estimate of what the repairs will cost to fix, you will not be able to do it for less, because the buyer will view it as a “cheap” fix. You will either have to give them the money to make the repairs themselves, schedule the repairs yourself with their estimates, or count on wrangling with them over the costs of the estimates and perhaps losing good faith.

Control

Ultimately, it’s in your best interest to schedule a seller home inspection first. You can then choose the important items to fix and take the time you need (while you’re not under the pressure of escrow and their expectations) to find your best deal and contractor to make the repairs. Remember, under Florida law, you must disclose certain defects and repairs made to the house.
