The 40-Year Building Recertification Requirements Are Changing

There are important changes going into effect regarding 40-year recertifications that commercial building owners will need to prepare for in the coming months. 40-Year Recertifications

New Requirements for 40-Year Recertification

Beginning July 1st, it will be mandatory to have an infrared thermography inspection completed by a certified level II thermographer on a 40-year recertification in Broward County, Florida. These recertifications require buildings in the county to be inspected to ensure they are structurally and electrically safe for continued use and occupancy. If your building is determined to be safe after a review of the inspection report, you will not be required to have another inspection for 10 years. If there are electrical or structural deficiencies found, you will have 180 days from the date of the report to obtain permits and complete the necessary repairs.

Level II Infrared Thermal Imaging

These inspections are required for the new 40-year building recertifications because they provide thorough and accurate details about the building’s condition. Buildings with electrical systems operating at 400 amperes or greater will be required to provide a written report of electrical equipment, such as busways, switchgear, panelboards, control panels, meter centers, junction boxes, transformers, and more, as applicable. This infrared inspection must be performed by a level-II or higher certified infrared thermographer who is not only qualified and trained to recognize and document thermal anomalies in electrical systems, but also has over seven years of experience inspecting electrical systems associated with commercial buildings.
