Infrared Thermal Imaging

When An Infrared Thermography Inspection Is Required

Changes effective January 2022, General Consideration & Guidelines for building recertification inspections require a 40 Year Recertification Inspection, under section 8-11 (f) of the Miami-Dade County code, for buildings that have been in existence for 40 years. Additionally, an inspection is required every 10 years thereafter. Evolve Property Inspections has experienced Level II thermographers ready to complete your 40 Year Recertification commercial electrical thermography inspection. Our team of licensed inspection professionals offers the best combination of qualifications, reasonable pricing, reporting, and turnaround time. Let’s talk about the new 40 Year Recertification guidelines, and what you can expect in your infrared thermography inspection.

40 Year Recertification Inspection

For electrical systems operating at 400 amperes or greater, Evolve Property Inspections provides infrared thermography inspections performed by a Level II certified thermographer to check for anomalies and any safety fire hazards. Our Level II thermographer performing the electrical inspection will attest to the results to the best of their knowledge, belief, and professional judgment, as well as based on the conditions observed on the date of the inspection. They will not perform destructive tests. The report includes electrical inspections.

An Infrared Thermography Inspection

An infrared thermography inspection is a written report of the following electrical equipment that must be provided, as applicable, or as otherwise indicated below:

  • Busways
  • Switchgear
  • Panelboards (except in dwelling unit load centers)
  • Disconnects
  • VFDS
  • Starters
  • Control panels
  • Timers
  • Meter centers
  • Gutters
  • Junction boxes
  • Automatic/manual transfer switches
  • Exhaust fans
  • Transformers

Why Thermal Imaging?

Thermal imaging is a technology that allows the InterNACHI-CCPIA INSPECTOR//Level II Thermographer to show you things about a building that no one can show you using other inspection methods. Thermal imaging produces images of invisible heat energy emitted from objects and systems in the building and allows us to measure it. It helps diagnose the problem rather than merely identify symptoms. Sometimes, but not always, it can also identify and document electrical faults before they cause a fire, overloaded and undersized circuits, circuit breakers in need of immediate replacement, and overheated equipment.

Schedule Your Thermal Imaging Inspection Today

According to the updated guidelines, the infrared inspection of electrical equipment must be performed by a Level-II or higher certified infrared thermographer who is qualified and trained to recognize and document thermal anomalies in electrical systems, and possesses over seven years of experience inspecting electrical systems associated with commercial buildings. Evolve is qualified to perform these inspections, but our schedule is filling up fast. Contact us today at (305) 506-8969 to request a quote or schedule online now. We serve Miami-Dade County and the surrounding areas.
