What a Home Inspector Will And Will Not Evaluate

A home inspection is a limited, non-invasive evaluation of a home’s condition and its components. However, there are limitations to what the inspector can evaluate. If you’ve never been through a home inspection before, you may not know what you can expect to learn about the home from the process. Here, we will go through the items that are typically evaluated during a home inspection, as well as those that are not.

What We Will Evaluate at Your Home Inspection 

First, let's go over the components of a home that are evaluated during a general single-family home inspection. We will inspect the interior of the home's HVAC system, plumbing, electrical, roof, attic, visible insulation, walls, ceilings, floors, windows, doors, foundation, structure, and appliances. On the exterior of the home, we will evaluate the driveway, walkway, windows, doors, paint, siding, fascia boards, vegetation, grading, stairs, handrailings, gutters, decks, balconies, and framing as applicable.

What We Will Not Evaluate at Your Home Inspection

If you are like many others who need to schedule a home inspection, you may have a misconception about what home inspectors will be able to assess. Keep in mind that a home inspection is limited to what is visible. Anything concealed by a wall, such as insulation or internal electrical panels, won't be evaluated. Assessing the sewer line and septic system, as well as positively identifying the presence of mold or termites, all require separate, specialty inspections.
