Maintenance Checklist for New Florida Homeowners

Have you recently purchased your very first home in the state of Florida? Being a new homeowner is an exciting time in your life, no matter what season you are in. Clean Your Gutters

You should clean your gutters twice yearly to keep leaves and other debris out. This debris can build up, causing your gutters to become clogged. Clogged gutters can lead to pooling water around your roof and even water damage around your home's foundation.

Clear Vegetation Around Your House

Make sure that all vegetation is at least 12 inches away from your house and roof. This means that you need to stay on top of trimming your shrubs and tree branches that could potentially damage your roof or siding during a storm.

Replace Your HVAC's Air Filter

You should change the air filter in your home's HVAC system around every three to six months, and possibly more often depending on your circumstances. You might need to change it more often if you live with pets, suffer from seasonal allergies, or have an older HVAC system.

Schedule HVAC Preventive Maintenance

Contact your local HVAC contractor to schedule preventive maintenance each year. The HVAC system is an important component that a home inspector will check if you ever plan on selling your home. Preventive maintenance will help you to avoid expensive repairs.
